Custom Property Management Software.
We're an Edmonton software development company that builds custom software for property managers and brokerages — units and tenants, maintenance dispatch, leases and renewals, inspections, owner reporting and transaction files in one system, wired into the accounting you keep, and yours to own.
Every Door, Every Work Order,One System.
Managing property is an operations business wearing a real estate badge: requests arriving at all hours, vendors to dispatch, leases with dates that matter, owners who want an answer this week. We build the one system that holds it, shaped around your portfolio and owned by you.
Properties, units & tenants
One record per door: the unit, who's in it, the lease behind it, the balance, the history and every document attached — instead of a spreadsheet per building and a filing cabinet per manager.
Maintenance work orders & vendor dispatch
A request comes in from a tenant, becomes a work order with photos and a priority, goes to the right vendor or in-house tech, and stays visible until it's closed, invoiced and charged to the right property.
Leases, renewals & rent changes
Every lease with its term, escalations, deposits and notice dates — renewals flagged months ahead rather than the week they lapse, and rent changes applied without anyone re-keying a schedule.
Inspections & condition reports
Move-in, move-out, and periodic inspections done on a phone at the unit — checklists, photos, timestamps and signatures — assembling into a report that holds up when a deposit is disputed.
Owner reporting & statements
Owners see what they actually ask you about: what came in, what went out, what's vacant, what's outstanding — on a schedule, generated from the same records your team works in, not rebuilt by hand each month.
Transaction & brokerage operations
For the brokerage side: deals through their stages with conditions, dates and documents tracked, commission splits calculated, and the back-office checklist that closes a file properly every time.
What We Won't Claim.
This industry has regulated edges. Better you read them here than find them in month three of a build.
Trust accounting stays where it is
We do not build a replacement for regulated trust accounting. Your trust system and your accountant stay; we integrate with them and with QuickBooks or Sage so operational records and financial records agree.
We are not a licensing or compliance authority
The software can hold your process, your deadlines and your records — it does not certify that your brokerage is compliant, and we will not claim it does.
Listing data needs a licensed feed
Anything that touches MLS data depends on your board's rules and a licensed feed. Where that exists, we build against it. Where it doesn't, we build around it rather than pretending otherwise.
We have no property-management client to point at, and we're not going to invent one. What we have shipped is the machinery underneath it: a full back-office operations platform running a general contractor across Edmonton and Calgary, a phone-first field-quoting tool that took a landscaping company from four-hour quotes to under twenty minutes, and a demolition contractor's bid-intelligence system. Dispatching work, tracking it through stages, capturing conditions on site and billing what was actually done — that is the same problem set a portfolio has. Judge the adjacency yourself; it's the honest version.
Sales, Service and the Plumbing Between.
Most operations we meet want two of these at once — the managing side and the selling side, joined by whatever keeps the accounting straight.
Realtors & agents
The sales side — speed-to-lead, after-hours inquiries, showing scheduling and follow-up that never forgets.
Field & service operations
The dispatch layer under maintenance: work orders, scheduling, a mobile app for techs and recurring service contracts.
Operational software
The category itself — jobs, customers, approvals, documents and management visibility in one owned system.
Systems integration
Making the accounting, banking and field tools you keep talk to the system we build, so nothing is re-keyed.
Property Management Software, Answered.
What Is Custom Property Management Software?
Property management software runs the operational side of managing doors: properties and units, tenants and leases, maintenance work orders and vendor dispatch, inspections, rent and fee billing, and owner reporting. A custom build is that software shaped around your portfolio, your maintenance process and your owner relationships, integrated with the accounting you keep — and owned by you, instead of a per-door subscription your process bends around.
Which Businesses Do You Build For?
Residential and commercial property managers, condo and HOA managers, brokerages running both sales and management under one roof, and landlords with enough doors to run an in-house operations team. The common thread is a portfolio big enough that the spreadsheets, the shared inbox and the whiteboard have stopped holding it together.
Do You Have a Property-Management Client We Can Reference?
Not yet — and we will not imply otherwise. Our production proof is in construction, trades, field service and industrial-services bidding: a full back-office operations platform for a general contractor across Edmonton and Calgary, a field-quoting tool that took a landscaping company from four-hour quotes to under twenty minutes, and a demolition contractor's bid-intelligence system. The overlap is real — dispatching maintenance, tracking work through stages, capturing conditions on site and billing what was done are the same problems we have shipped repeatedly — but property management is adjacent work for us rather than a reference, and you should price that in.
How Is This Different From Yardi, AppFolio or Buildium?
Those platforms rent you a standard process, usually per door per month, and your portfolio lives on their servers. A custom build is shaped around how you actually manage — your maintenance triage, your owner reporting, your brokerage's file checklist — with no per-door fee as the portfolio grows, and it is an asset you own. When one of those platforms genuinely fits your operation, we will say so on the call; custom earns its cost when your process is the thing that makes you money and the software keeps fighting it.
What About Trust Accounting and Compliance?
We treat regulated trust accounting as out of scope and integrate with it rather than replace it. The operational system holds the work — the leases, the maintenance, the inspections, the documents and the deadlines — and hands clean data to the accounting and trust systems you already run. If a build genuinely needs to touch trust funds, that gets scoped deliberately, with your accountant in the room, not assumed.
Are You Based in Edmonton?
Yes. AltaPro AI is an Edmonton, Alberta software development company. Everything we build is cloud software, so managers in Calgary, Red Deer, Lethbridge and across Alberta and Western Canada run the same system the same way. The first call is a 30-minute video call.

30 minutes. We map how a maintenance request, a lease renewal and an owner statement move through your operation today, show you where the hours go, and hand you a costed plan for the software that fixes it — whether you build with us or not.
